Baldwin County’s housing market continues to show signs of a more even playing field between buyers and sellers. Baldwin REALTORS® Multiple Listing Service (MLS) reports February 2023 year-over-year increases in Average Sales Price and Days on Market while experiencing decreases in Closed Sales and New Inventory. Total sales volume for the county decreased by 23.4% from $326,577,769 in February 2022 to $250,299,343 this past month.

For Traditional Residential properties in Baldwin County, a total of 356 sold last month, compared to 483 in February 2022. ROBERTSDALE, Ala. – The past month’s cooler temperatures were somewhat symbolic of Baldwin County’s real estate market in January. Baldwin REALTORS® Multiple Listing Service (MLS) reports year-over-year decreases in the total number of properties sold in January 2023 for both Resort and Traditional Residential areas of the county, as well as significant percentage increases for average days on market (DOM).

The Resort area of Baldwin County (all of Orange Beach and Fort Morgan, and anything in Gulf Shores south of Canal Rd/180) saw a total of 131 properties sold last month, compared to 232 in January 2022 – a 43.5% decrease. Total Sales: There were 511 units sold in June (units = houses and condos). Last June there were 466 units sold.This is 26.17 increase from June of last year. Our of these 511 units 152 were condos. 

Average Sales price: The average selling price in Baldwin County for June 2014 was $258,671. This represents a 2.41% increase from June 2014. Condos in Baldwin County averaged $340,741.

Days on Market: The average number of days a listing stayed on the market before being sold was 144 days (or 4.8 months) in June. This is 9 days less than last June. Since last year, average days on the market decreased 29.06%!

Total Sales: There were 376 units sold in April (units = houses and condos). Last April there were 402 units sold.This is a normal range for the month of April. Our of these 376 units 32 were newly constructed and 131 were condos. Our biggest April in 2004 there were 574 units sold.

Average Sales price: The average selling price in Baldwin County for April 2014 was $2257,333. This represents a 10.3% increase from April of 2013. Condos in Baldwin County averaged $333,679 while single family homes in Baldwin County…

Condo sales along the gulf coast is always a hot topic. Many of these purchases are not only for investors but also being bought and sold by end users. Condo sales along our Alabama beaches are also a great indicator of the confidence level of the Baldwin County market in general.

In March '14 there were 108 units sold. Although this is 15% less than last March is it within a  common range for early Spring condo sales. The average condo in March sold for $367,499 or 33% over last March's average. Although there are several mid to low price condos on the market we have seen an increase in activity at some of the higher end resorts such as Turquoise Place Condos in Orange Beach.
