How Long have you sold Real Estate? 15 Yrs (4 from 1976 to 1980 and 14 in 2004 to present)

What do you most enjoy about being a real estate agent? EVERYTHING! The Interaction with people, The not knowing and anticipation of each day...

What are the biggest changes you have seen in real estate over the years? From MLS in a paper catalog the size of a phone book, to computer based searches.  I’ve seen 20% interest rates in 1980 to 3% a couple of years ago.

Advice for anyone interested/new in Real Estate? BE prepared not to be WEALTHY immediately! Have some financial backing prior to becoming an agent. It takes several months to a year to establish yourself as an agent.

Spring has kicked off and Summer is just around the corner. The list goes on and on of things to do on the Gulf Coast this time of year. The Wharf is always a happening place to be with concerts, dining, shopping and kid friendly events. The Wharf marina will be hosting the 2015 Billfish Classic and Blue Marlin Grand Championship, even if you are not fishing in these tournaments it is fun for everyone to watch what these excellent sport fishermen bring in!  The Hangout Music Festival has become a popular event in our area, this will take place May 15-17, tickets are still available for this music packed weekend.  Flora-bama does a great job of summer events as well! What a term, "Dreamer".  It typically gives off a negative vibe, but why?  It is someone with their "head in the clouds", someone not taking life seriously.  Really?  My take on a Dreamer, especially revolving around my real estate career, shows professionals who have thought way outside the box.  In that place beyond the masses you will find a group of real estate agents and clients who were successful because of a dream or not having fear to cross over from reality to be a Dreamer.  So here goes, hold on, because this Dreamer drives crazy!

Total Sales: There were 511 units sold in June (units = houses and condos). Last June there were 466 units sold.This is 26.17 increase from June of last year. Our of these 511 units 152 were condos. 

Average Sales price: The average selling price in Baldwin County for June 2014 was $258,671. This represents a 2.41% increase from June 2014. Condos in Baldwin County averaged $340,741.

Days on Market: The average number of days a listing stayed on the market before being sold was 144 days (or 4.8 months) in June. This is 9 days less than last June. Since last year, average days on the market decreased 29.06%!

Thanks to our friends at The University of South Alabama we have access to great market data for Baldwin County Real Estate. So let's see what the month of April was like and how it may help us determine what to expect in our local market.

Total Sales: There were 376 units sold in April (units = houses and condos). Last April there were 402 units sold.This is a normal range for the month of April. Our of these 376 units 32 were newly constructed and 131 were condos. Our biggest April in 2004 there were 574 units sold.

Average Sales price: The average selling price in Baldwin County for April 2014 was $2257,333. This represents a 10.3% increase from April of 2013. Condos in Baldwin County averaged $333,679 while single family homes in Baldwin County…

Condo sales along the gulf coast is always a hot topic. Many of these purchases are not only for investors but also being bought and sold by end users. Condo sales along our Alabama beaches are also a great indicator of the confidence level of the Baldwin County market in general.

In March '14 there were 108 units sold. Although this is 15% less than last March is it within a  common range for early Spring condo sales. The average condo in March sold for $367,499 or 33% over last March's average. Although there are several mid to low price condos on the market we have seen an increase in activity at some of the higher end resorts such as Turquoise Place Condos in Orange Beach.
